For deal sourcers and introducers

Bring us a deal. We do the rest.

If you find property but do not want to package, present and sell it, send it to us. We verify it, put it in front of our investors, and pay you when it completes. You are not chasing buyers and you are not carrying the compliance.

How sending us a deal works

Send it over

The address, the price, what you know. We will tell you quickly whether it is one for us.

We verify it

Vendor, agent, ownership, price. Then comparables, value, refurbishment, title and rent.

You get paid

A fee on completion, agreed with you before we take it to anyone. Nothing owed if it does not complete.

Two routes

Two routes, and the difference matters

This is a legal distinction rather than a Stream preference. Which one you are depends on what you actually do, not on which you would rather be.

Introducer

You pass us a lead

You tell us about a property. You hold no instruction from the vendor, you have not negotiated terms with them, and you take no fee from them. From that point it is our deal: we approach the vendor, we verify it, we sell it, and it is our compliance.

Our redress-scheme membership and ICO registration are named in the footer, and our identity and anti-money-laundering checks run through Smart Check.

What you need

  • No registrations
  • A declaration confirming the three things above
  • That is genuinely it

Most people who send us deals belong here, and it is the quickest way to start.

Sourcer

You package and present

You hold an instruction, negotiate with vendors, or charge them a fee. That is estate agency work, and the law requires you to be set up for it in your own name. Your deals can then be listed as yours.

What the law requires

  • Redress scheme membership (TPO or PRS)
  • HMRC anti-money-laundering supervision
  • ICO registration
  • Current professional indemnity cover

We check professional indemnity has not lapsed every time one of your deals goes live, not just once at sign-up.

Not sure which you are? Apply as an introducer and say what you do. If it turns out you need to be a sourcer we will tell you, and we would rather have that conversation now than after a deal has been sold.

Our side of it

What we will not do

  • We will not present your deal as more certain than it is. If the vendor has only indicated a willingness, our investors are told exactly that.
  • We will not publish figures we have not checked, and we will not take yours on trust. If our numbers come out worse than yours, ours are the ones investors see.
  • We will not go around you to the vendor on a deal you brought us.
