Terms of use

These terms cover Stream HUB, the private marketplace at this site. By applying for membership or using the marketplace you agree to them.

1. Who we are

Stream HUB is operated by Stream Property Group Ltd, registered in England and Wales, company number 14438611, registered office Unit 12 Manston Industrial Park, Manston, Ramsgate, CT12 5GT (“Stream”, “we”, “us”). Contact us at info@streampropertygroup.co.uk.

We are an acquisition team and property deal sourcer. Stream Property Group Ltd is a member of the Property Redress Scheme, membership number PRS038390, and is registered with the Information Commissioner’s Office, registration number ZB521266. Identity and anti-money-laundering checks are carried out through Smart Check.

We check who people are. Before you proceed with a deal, and again where a later transaction requires it, we run identity and anti-money-laundering checks on members and on the other parties to that transaction, through Smart Check. You agree to give us what those checks need, and we may decline to proceed, or withdraw access, if we cannot complete them. Section 12 says when that happens and what we ask for.

2. What membership is

Membership gives you access to deals we have sourced and verified. It is personal to you, free unless we agree otherwise in writing, and granted at our discretion. We review every application and we may decline one without giving reasons.

You must be at least 18, give accurate information, keep your sign-in details to yourself, and tell us promptly if anything you told us changes materially. Do not share your account. Deals are made available to approved members and are not offered to the public.

3. What we do and do not promise

When we describe a deal as verified, we mean we carried out the specific checks set out on our how verification works page and recorded the basis for each one. That is a statement about our process, not about how the investment will perform.

We do not promise that any figure will be achieved, that a valuation will be supported by a lender or surveyor, that a purchase will complete, or that any deal is suitable for you.

Figures are projections calculated from the assumptions published with each deal. They include our estimates of costs, and estimates are sometimes wrong. Read the risk warning before you commit capital.

4. We are not advisers

Stream does not provide investment, financial, tax, legal or mortgage advice, and nothing on this site is a personal recommendation. We are not authorised by the Financial Conduct Authority. You are responsible for your own due diligence and should take independent professional advice before committing funds.

Where we introduce you to a solicitor, broker, builder or other professional, we are telling you who we have worked with. That is not a recommendation, we do not warrant their work, and your arrangement is with them and not with us. Where we are paid for an introduction we say so on the introduction itself.

5. Offer accepted, more left in, early

Every deal carries one of three words, and the word is what to read. A deal marked offer accepted has a price agreed with the vendor, which we have confirmed at source; on a refinance, £20,000 or less of your money stays in the property after the new mortgage. A deal marked more left in has its price agreed and confirmed in the same way, but more than £20,000 of your money stays in after the refinance, and the figure itself is printed on the deal. A deal marked early has no agreed price: the figures are our working assumptions, terms may change or the deal may not proceed, and you should not treat it as agreed. We publish which is which on every deal.

6. When Stream is the seller

On some deals Stream owns the property and is selling it to you. On those we are acting as principal and not as your agent, our interest is in achieving a sale, and we disclose this on the deal itself. You should take advice accordingly.

7. Fees

Where a fee is payable to Stream in connection with a deal, the amount or basis and who pays it are disclosed on that deal before you register interest. If it is not stated on the deal, ask before proceeding.

Our fee is currently a flat £5,000, payable by the investor and only on completion. If the deal does not complete, nothing is owed. On a deal with an unusually large margin we may set a higher fee — in which case that deal will show the higher figure before you register interest, never afterwards. The amount shown on a deal is the amount that applies to it.

8. Confidentiality

Some deals require a non-disclosure agreement before the address, documents or vendor information are released. Where you sign one, you agree to keep that information confidential and to use it only to evaluate that deal for yourself. Do not pass it to another sourcer, agent or buyer, and do not approach the vendor or their agent directly about a deal you found here.

9. How we actually do business

Nothing on this website is an offer, an acceptance, or a binding agreement to buy or sell property, and nothing you do here reserves a deal. Registering interest tells us you want to talk about it. That is all it does.

Offers, negotiations, confirmations and anything else that actually commits either of us happen by telephone, email or WhatsApp, with a named person at Stream. If something important appears to have been agreed only through this site, treat it as not agreed and ask us.

The one exception is the non-disclosure agreement. Where a deal requires one, signing it on this site is a real agreement: typing your name is an electronic signature and is legally binding in England and Wales. We record your name, the version you agreed to and the date. Do not sign it if you do not intend to be bound by it.

In England and Wales a property sale is not binding on anyone until contracts are exchanged by solicitors. Until that happens either side can walk away, and sometimes does.

10. Your modelling is yours

The calculator lets you change the funding assumptions on a deal. Those changes are held in your browser for the session only. We do not store them, we do not see them, and they do not alter the deal for anybody else. Stream’s verified figures cannot be edited, so that our numbers and yours are never confused.

11. Acceptable use

  • Do not scrape, copy or republish deal information, or use it to build a competing service.
  • Do not attempt to access data belonging to other members, or to circumvent access controls.
  • Do not misrepresent who you are or who you act for.
  • Do not use the platform for anything unlawful, including money laundering.

We may suspend or end your membership at any time if you breach these terms, if we are required to, or if we reasonably believe the relationship is no longer appropriate. You can close your account whenever you like.

12. Anti-money-laundering

We are required to carry out customer due diligence before proceeding with a transaction, and to keep records of it. That happens at onboarding, after you have expressed interest and we have spoken — not through this website. We run the checks through Smart Check: we will ask for identity documents and evidence of your source of funds at that point, by a route we agree with you, and we may decline or discontinue if those checks cannot be completed.

13. Our liability

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited by law.

Subject to that, we are not liable for any loss arising from an investment decision you make, for figures not being achieved, for a deal not completing, or for the acts of any third party including vendors, agents and professionals we introduce. We provide the platform on a reasonable-efforts basis and do not warrant that it will be uninterrupted or error-free.

14. Intellectual property

The platform, its content and its branding belong to Stream or our licensors. You may use deal information to evaluate a deal for yourself. Everything else needs our permission.

15. Changes

We may update these terms. Where a change materially affects your rights we will tell members before it takes effect. Continuing to use the marketplace after that means you accept the change.

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
