How we use AI

What AI does not touch

These are the parts where being wrong costs you money, so none of them are automated.

• The figures are not generated by AI. Every return, yield, cost and profit on this site is calculated by fixed arithmetic in our database from the deal’s own inputs. The same inputs always produce the same number, and the assumptions behind it are published with it. No model estimates a return.
• Verification is done by people. Confirming a vendor, an agent, ownership or an agreed price is done by a member of the Stream team, who records what they checked and on what basis. Their name and the date are stored against it.
• No AI decides who becomes a member. Applications are read and decided by a person. You will not be refused, approved or ranked by an automated system.
• We do not generate property imagery. Any photograph, floor plan or image of a property is a real image of that property. We will not create, alter or enhance an image of a building we are asking you to buy. Where we choose not to publish photographs, we say so rather than substituting something.
• We do not generate property descriptions. What a deal says about a property is written by us and checked against what we verified.

Where we do use it

• Building and maintaining this platform. Much of the software running this site was written with AI assistance, reviewed by us, and is version-controlled and tested. That is a development tool, and it does not touch your data at runtime.
• Research and drafting. Summarising market information, drafting internal notes, and preparing written material, all reviewed by a person before it reaches you.
• Matching. Deals are matched to your saved criteria by rules you can see and set yourself — strategy, location, budget, target return. It is a filter, not a judgement about you, and it never hides a deal you are entitled to see.

Your data and AI

We do not put your personal data into public AI tools. Your name, contact details, financial position and investment criteria are not pasted into a chatbot and are not used to train anybody’s model.

Under UK data protection law you have the right not to be subject to a decision based solely on automated processing that produces legal or similarly significant effects. We do not make decisions that way, so that situation should not arise — but if you ever think it has, tell us and we will look at it and explain.

Why we publish this

Because “AI-powered” is used in this industry to mean anything from a genuine system to a stock photograph. If our figures were produced by a model that cannot explain itself, you would be right not to trust them. They are not, and that is a claim you can hold us to.

If this changes, this page changes first. If you find something on the site that contradicts it, tell us — that is a fault, not a policy.
